What the numbers mean right now
Our read on the market, for buyers and for sellers.
The homes for sale today skew higher than the homes that sold. The median list price of current inventory is $3,797,000, about $1.1 million above the 12 month median sale price of $2,700,000, because Silverleaf estates make up about half of today's listings (23 of 46). Twenty eight of the 46 listings are priced at $3 million or more.
Pricing is where homes win or sit. Twenty eight percent of last year's sales went under contract within 30 days, and those sold at about 98% of list. Another 28% took more than 120 days, and those closed at about 89% of their original price.
If you are buying
- The typical home sold about 5% below its original list price, so there is room to negotiate on homes that have been listed a while.
- Well priced homes still move in under a month. Get pre-approved first so you can act on those quickly.
- DC Ranch homes belong to the DC Ranch Association, and many neighborhoods add a second one. Golf club memberships are separate. Ask for every resale disclosure.
- Compare against recent sales in the same village and home type, not all of DC Ranch.
If you are selling
- Your first two weeks matter most. Homes priced right from day one sold at close to full list price.
- With about 2.9 months of supply, sellers have an edge, but homes priced above recent sales still sit.
- Price against your own village. A Desert Parks home and a Silverleaf estate are different markets.
- We can show you the exact sales we would use to price your home.
