Rancho Mañana in Cave Creek: the golf course, homes, prices, and nearby trails

Your vision, your home, our expertise.

Rancho Mañana is one of the few places in Cave Creek where you can live next to an 18 hole golf course that anyone can book. The course was laid out by Bill Johnston in 1989 on land that, according to Troon, was a 1940s dude ranch. Around it sits a small mix of townhomes, golf course homes, and larger custom homes along Rancho Mañana Boulevard, with two large county desert preserves nearby.

The short answer Rancho Mañana is a small golf community in Cave Creek built around a par 70, 6,016 yard desert course designed by Bill Johnston. Recent sales on Redfin ranged from $525,000 to $1,675,000 in September 2026, so it covers more than one price point. Sales are thin, the club does not publish membership fees, and every home needs its own pricing and due diligence.

What the data says

  • The course: 18 holes, par 70, 6,016 yards, rating 66.7 and slope 128, designed by Bill Johnston, built 1989 (GolfPass and GolfN, viewed Oct 29, 2026; par, yardage, designer, and year also listed by Troon)
  • Recent sales: Redfin's recently sold list for its Rancho Manana neighborhood showed $1,675,000 (Sep 1, 4,038 sq ft), $925,000 (Sep 10, 2,252 sq ft), and $525,000 (Sep 30, 1,994 sq ft) in 2026 (Redfin, viewed Oct 29, 2026)
  • Price per square foot on those sales: about $415, $411, and $263 (calculated by Arizona Luxury Partners from Redfin sale prices and square footage)
  • Neighborhood median: $925,000, down 9.91% from a year earlier, $410 per sq ft, based on one sale in the three months ending September 2026 (Redfin)
  • Cave Creek overall: median sale price $1,212,423, up 18.1% year over year, three months ending September 2026, 110 median days on market (Redfin)
  • Nearby open space: Cave Creek Regional Park covers 2,922 acres; Spur Cross Ranch Conservation Area covers 2,154 acres (Maricopa County Parks, viewed Oct 29, 2026)

Where it is and what is around it

The club's address is 5734 E Rancho Mañana Boulevard, Cave Creek, AZ 85331, near Cave Creek Road. Homes sit along the boulevard and the side streets around the fairways, in upper Sonoran Desert terrain cut by washes.

Two county preserves are close by. Cave Creek Regional Park, at 37019 N. Lava Lane, lists eight trails on its trails page, from the 0.2 mile Jasper trail to the 5.8 mile Go John trail, about 15.4 miles in all by our count of the listed distances. Spur Cross Ranch Conservation Area, at 44000 N. Spur Cross Road, charges $5 per person, with children under 15 free, according to the county fee schedule. Both open at 5 a.m. from May through October and 6 a.m. from November through April.

The golf course and the club

Troon manages the course and calls it a par 70 championship layout. The club's website lists a practice range, putting green, lessons, club rentals at $60 per round, and two food options: Tonto Bar and Grill, open 11 a.m. to 8 p.m. daily, and a grab and go spot called The Oasis. GolfPass notes carts are included in green fees and walking is not allowed.

Sources do not agree on access. The club's site describes public golf and Troon lists it as daily fee and resort, while GolfPass and GolfN call it semi-private. In practice, tee times are bookable by the public. Membership is a separate question, covered below.

The homes

A real estate page updated in February 2026 describes the residential side as small compared with other golf communities. The same page describes homes ranging from smaller second homes up to larger homes on the golf course, and townhome communities sit nearby. It also notes deeded fractional ownership in the area under the Hilton Vacation Club umbrella, so check whether a listing is a full ownership home or a timeshare interest.

On October 29, 2026, Redfin showed no active listings inside its Rancho Manana boundary, and two within one mile: a 1,470 sq ft townhome at The Knolls asking $520,000 and a 2,857 sq ft home on Rancho Mañana Boulevard asking $1,595,000. Expect that kind of spread. A townhome and a custom home on the course are different markets that happen to share a street name.

What it means for buyers and sellers

With only a handful of sales a quarter, a neighborhood median can swing on one closing. Redfin's 9.91% drop reflects a single September sale against last year's mix, not a broad price decline. The town wide Cave Creek median rose 18.1% over the same period, which shows how much small samples move.

For buyers, this means value is set home by home. For sellers, it means the best comparable sale may be a mile away or six months old, and the pricing conversation should say so plainly.

Practical steps

  • Pull comparable sales by home type. Compare townhomes with townhomes and course homes with course homes. Mixing them hides the real number.
  • Check the golf course relationship. Ask how close the home sits to tees and greens, whether stray balls are a known issue, and what the views look like from inside.
  • Read the HOA documents closely. Use your contract review period to look for architectural rules, assessments, and any golf course easements.
  • Confirm water, sewer, and utilities. Cave Creek homes can be on town water or a private well, and on sewer or septic. Ask early and inspect accordingly.
  • Avoid this mistake: assuming a home on the course comes with club privileges. Golf access and membership are run by the club, not by your deed. Ask the club directly before you write an offer that depends on it.

The honest caveats

Redfin's neighborhood boundary and its recently sold list do not line up perfectly, which is why the housing market page counts one sale and the sold list shows three. The Redfin figures cover a few months and will change as new sales close. Course details come from golf directories and the club's own site, which do not agree on whether the course is public or semi-private. We could not find a published HOA fee or a published membership fee, and we have not guessed at either. Prices vary widely by home type, lot, and position on the course.

Frequently asked questions

Is Rancho Mañana Golf Club open to the public?

The club's own website describes public golf and Troon lists the course as daily fee. GolfPass and GolfN list it as semi-private. Tee times are offered to the public, so you do not need to live in the community to play.

Who designed the Rancho Mañana golf course?

GolfPass, Troon, and GolfN all credit Bill Johnston with the design and list 1989 as the year it was built. Troon notes the course sits on land that was a 1940s dude ranch.

How much do homes in Rancho Mañana cost?

Redfin reported a median sale price of $925,000 for the three months ending September 2026, based on one sale. Redfin's recently sold list showed September 2026 sales at $525,000, $925,000, and $1,675,000. With so few sales, use a comparative market analysis for any specific home.

How much does a Rancho Mañana Golf Club membership cost?

The club does not publish membership fees on its website. A third party real estate page updated in February 2026 said the club was not offering memberships because of a waiting list. Contact the club directly for current availability and terms.

What school district serves Rancho Mañana?

The Cave Creek Unified School District operates schools in the area and posts K to 5 and 6 to 12 boundary maps on its website. Boundaries can change, so confirm the assigned schools for a specific address with the district before you buy.

The bottom line

Rancho Mañana gives Cave Creek buyers a golf course setting without the scale of a large master planned community, at prices that ranged from about half a million to well over a million dollars in recent sales. The data is thin, so treat every number as a starting point and price each home on its own comparables.
