Desert Ridge in North Phoenix: homes, prices, and what the master plan includes

Your vision, your home, our expertise.

Desert Ridge covers about 5,700 acres of northeast Phoenix and now holds more than 6,400 homes, according to an October 2026 FirstService Residential release. It started as Arizona State Trust land. The City of Phoenix adopted the Desert Ridge Specific Plan in 1991, and the first homes sold in 1996. Today the master plan combines housing, a regional shopping center, a resort, two golf courses, and a major medical campus, all laid out around Loop 101.

The short answer Desert Ridge is a large master planned area in North Phoenix, roughly between State Route 51 and 64th Street on both sides of Loop 101. Homes range from condominiums and townhomes to detached single family homes. The ZIP codes that cover it posted median sale prices of $726,287 (85050, September 2026) and $904,609 (85054, August 2026) on Redfin, but prices vary a lot by neighborhood and home type.

What the data says

  • Size: about 5,700 acres and more than 6,400 homes (FirstService Residential, October 6, 2026)
  • Boundaries of the master plan: between State Route 51 and 64th Street, on both sides of Loop 101 (Paradise Valley Independent, January 2019)
  • 85050 median sale price: $726,287, up 13.0% from a year earlier, on 110 sales (Redfin, September 2026)
  • 85050 pace: median 67 days on market, with homes selling at 97.7% of list price (Redfin, September 2026)
  • 85054 median sale price: $904,609, up 33.4% from a year earlier, on 43 sales (Redfin, August 2026)
  • 85054 pace: median 88 days on market, with homes selling at 97.2% of list price (Redfin, August 2026)

ZIP codes do not line up neatly with community boundaries. Both 85050 and 85054 include homes outside Desert Ridge, so treat these figures as the neighborhood around the community, not a precise Desert Ridge price.

How Desert Ridge came together

Desert Ridge was created through a public and private partnership among the State of Arizona, the City of Phoenix, and a master developer. The first 1,420 acres were purchased or leased in 1993, and major projects opened in phases from 1997 through 2010. In January 2019, Crown Realty acquired the master developer rights along with about 96.5 acres of vacant land east of Desert Ridge Marketplace, land the Paradise Valley Independent reported was zoned for about 2,500 residential units.

That history matters to a buyer for one reason: the master plan is mature, but not frozen. Some parcels near the commercial core are still being built out, so the view or the traffic pattern next to an open lot can change.

What is inside and next to the community

Shopping and dining

Desert Ridge Marketplace opened in December 2001 at Loop 101 and Tatum Boulevard. It has about 1.2 million square feet of leasable space and more than 100 stores and services, including a grocery store, larger retailers on the perimeter, and an outdoor central area called The District with restaurants and a splash pad.

Resort and golf

JW Marriott Desert Ridge Resort and Spa and its Wildfire Golf Club both opened in 2002. Wildfire has two 18 hole courses, one by Arnold Palmer and one by Nick Faldo. The Palmer Course plays to par 72 at 7,145 yards and is listed as open to public play.

Medical campus

Mayo Clinic's 210 acre Phoenix campus, which includes Mayo Clinic Hospital, opened in 1998 and sits within the Desert Ridge area.

Open desert

Reach 11 Recreation Area sits nearby, between Cave Creek Road and Tatum Boulevard. It preserves about 1,500 acres of desert and has a 6.3 mile trail loop.

Schools

Desert Ridge is served by the Paradise Valley Unified School District. Confirm the assigned schools for any address directly with the district, since boundaries can change.

What it means for buyers and sellers

Desert Ridge sells on convenience. Loop 101 runs through the middle, State Route 51 forms the western edge of the master plan, and daily errands, a hospital, and golf are close by. That is a different proposition from the larger lots and gated golf communities in north Scottsdale or Cave Creek.

The price spread in the data reflects the mix of housing. The community includes condominium projects, townhomes, and detached single family homes in a wide range of sizes. A single median blends all of them, which is why the two ZIP codes can show medians $178,322 apart in back to back months (calculated by Arizona Luxury Partners).

For sellers, the pace numbers are the useful part. A median of 67 to 88 days on market and sale prices around 97% to 98% of list mean buyers have time to compare. Pricing against the most recent sales in your own neighborhood, not the whole ZIP code, matters more here than in a smaller community.

Practical steps if you are looking at Desert Ridge

  • Map the associations. Desert Ridge has a community association, and many neighborhoods inside it have their own association as well. Ask for the resale disclosure for each one that applies, and read what fees cover.
  • Pull sales by neighborhood. Ask for closed sales within the same subdivision and home type over the last six months. That gives you a far better read than ZIP code medians.
  • Test the commute yourself. We have not quoted drive times here because they swing with traffic on Loop 101 and State Route 51. Drive the route at the hours you would actually travel.
  • Look at what is next door. Check the City of Phoenix zoning map for any vacant parcel near the home, especially close to the commercial core.
  • Avoid this mistake: assuming a Desert Ridge address comes with golf access. Wildfire Golf Club is part of the JW Marriott resort, so check play, rates, and any resident programs directly with the course.

The honest caveats

The price data here is ZIP code level, and both ZIP codes include homes outside Desert Ridge. The 85054 figures cover August 2026, the latest month on Redfin's page when we checked, while 85050 covers September 2026, so the two are not a same month comparison. Monthly sales counts are small, especially in 85054 with 43 sales, so one or two large sales can move the median sharply. Read the 33.4% year over year jump with that in mind. HOA fees and rules vary by neighborhood and are not published in one place, so verify them for each home.

Frequently asked questions

Where is Desert Ridge in Phoenix?

Desert Ridge is a master planned area in the northeast part of Phoenix. The Paradise Valley Independent described the master developer rights as covering about 5,700 acres between State Route 51 and 64th Street, on both sides of Loop 101. Desert Ridge Marketplace sits at Loop 101 and Tatum Boulevard, near the middle of it.

How much do homes cost in Desert Ridge?

There is no single current figure for Desert Ridge itself, so ZIP code data is the closest proxy. Redfin reported a September 2026 median sale price of $726,287 in 85050 and an August 2026 median of $904,609 in 85054. Prices inside the community vary widely by home type, size, and location, so look at recent sales on your own street before deciding what a home is worth.

Does Desert Ridge have an HOA?

Yes. Desert Ridge has a community association, and many neighborhoods inside it have their own association as well. Fees, rules, and what each association maintains differ, so ask for the resale disclosure and the governing documents for the specific home before you commit.

What school district serves Desert Ridge?

Desert Ridge is served by the Paradise Valley Unified School District. Boundaries can change and can differ from one street to the next, so confirm the assigned schools for a specific address directly with the district.

Is Wildfire Golf Club open to the public?

Wildfire Golf Club at JW Marriott Desert Ridge has two courses, one designed by Arnold Palmer and one by Nick Faldo, and public golf listings describe the Palmer Course as open to public play. Tee times, rates, and policies change, so check with the club directly.

The bottom line

Desert Ridge is one of the few places in Phoenix where a regional shopping center, a resort with two golf courses, a major medical campus, and a large desert recreation area all sit inside or beside one master plan. That convenience is the main reason people look here. The tradeoff is variety: two homes a mile apart can carry different associations, different fees, and very different prices. Judge each home on its own street, its own documents, and its own recent sales.
