Eagle Mountain in Fountain Hills: homes, prices, the golf course, and HOA basics

Your vision, your home, our expertise.

Three homes in Eagle Mountain sold between August 25 and September 18, 2026, according to Redfin, at $749,000, $850,000, and $1,560,000. That spread tells you most of what you need to know about this corner of Fountain Hills. It is a golf course community with townhomes and single family homes side by side, a public course running through the middle, and an HOA structure worth understanding before you write an offer.

The short answer Eagle Mountain is a gated golf course community on the west side of Fountain Hills, built around a public Scott Miller course that opened in 1996. Recent sales ran from the mid $700,000s to about $1.56 million, with townhomes and single family homes both in the mix. Sales are few, so price each home on its own comparables, and read the HOA and tax documents closely.

  • The golf course: Eagle Mountain Golf Club, designed by Scott Miller, opened 1996, par 71, about 6,800 yards, public (Troon and Experience Scottsdale, viewed Oct. 24, 2026)

Where it is and how it is laid out

Eagle Mountain sits on the Scottsdale side of Fountain Hills, with the golf club at 14915 E. Eagle Mountain Parkway, Fountain Hills, AZ 85268. Troon describes the course as set in the ravines of the McDowell Mountains, and the terrain shows it: canyons, rolling hills, and desert washes, with homes stepped along the slopes above the fairways.

For drive times, the Town of Fountain Hills community profile lists Scottsdale at about 15 minutes and Phoenix Sky Harbor at about 28 minutes from town. Eagle Mountain is on the west edge, so trips toward Scottsdale start a little closer than from the center of town. Traffic and your exact destination will change those numbers.

Home types

Recent Redfin listings show two main product types. There are single level townhomes, where listing descriptions say HOA dues cover items like exterior maintenance, roofs, front landscaping, streets, and a community pool. There are also detached single family homes, from about 2,000 square feet to well over 3,500, many with golf course and mountain views. Listing descriptions also mention gated sections, including a guard gate and a separately gated section called Solitude Canyon. Confirm the current gate setup for any specific street with the HOA.

The golf course

Eagle Mountain Golf Club is a public, daily fee course, so owning a home here does not come with a required club membership. Troon also lists The Grille at Eagle Mountain for breakfast, lunch, and drinks, and the Overlook Pavilion for events. Living on a public course means more daily play and more cart traffic past homes on the fairway than a private course might bring. Some buyers like that. Others prefer a lot set back from the tee boxes.

What it means for buyers and sellers

The town of Fountain Hills is moving at a moderate pace. Redfin shows the median sale price up 4.4% while price per square foot dipped 1.5%, and homes are selling faster than a year ago. That mix usually means larger or higher end homes made up more of the sales, not that every home gained value.

Inside Eagle Mountain, the sample is tiny. Three sales in about a month can swing any average. The $850,000 home, for example, was sold as unfinished new construction, which is why its price per square foot is so low. A townhome, a finished golf course home, and an unfinished build are three different markets that happen to share a gate.

Practical steps

  • Pull comparables by product type. Compare townhomes with townhomes and golf course homes with golf course homes. Mixing them makes the numbers meaningless.
  • Read every HOA layer. Ask for the master association disclosure and any section or village association documents, including fees, reserve studies, and what dues cover.
  • Check the tax bill line by line. Look for any community facilities district or special district line on the most recent Maricopa County tax bill, and ask a title officer to explain anything you do not recognize.
  • Confirm rental rules. One recent listing mentioned a history of 30 day minimum rentals. Rental rules come from the HOA documents and town rules, not from a listing, so read the CC&Rs if renting matters to you.
  • Walk the lot at different times. Golf course lots can see morning tee times, maintenance crews, and errant balls. Visit early and late before you commit.
  • Avoid this mistake: Do not price a home off the neighborhood average or a single recent sale. With so few closings, one unusual sale can move the average by hundreds of thousands of dollars.

The honest caveats

The Eagle Mountain sales figures come from three closings on Redfin's recently sold list, which is far too few to call a trend. Redfin's neighborhood boundary may not match the HOA boundary exactly. Gate details and home type descriptions come from listing marketing, so verify them with the HOA. The community facilities district archive on the town website stops at fiscal 2018 to 2019, and we did not find a current public record of its status, so check the latest tax bill. Prices also vary widely by view, lot position on the course, and whether a home has been updated.

Frequently asked questions

Where is Eagle Mountain in Fountain Hills?

Eagle Mountain is on the west side of Fountain Hills, in ZIP code 85268, with its golf course at 14915 E. Eagle Mountain Parkway. It sits in the ravines of the McDowell Mountains, on the side of town closest to Scottsdale. The Town of Fountain Hills lists Scottsdale as about 15 minutes away and Phoenix Sky Harbor as about 28 minutes away from town.

How much do homes in Eagle Mountain cost?

Redfin's recently sold list showed three Eagle Mountain sales between August 25 and September 18, 2026, at $749,000, $850,000, and $1,560,000. That is a very small sample, and one of those homes was marketed as unfinished new construction. For a current price range on a specific street or section, ask for a fresh comparable sales report.

Is the Eagle Mountain golf course private?

No. Troon and Experience Scottsdale both list Eagle Mountain Golf Club as a public course, and Troon lists it as daily fee and resort. It is a Scott Miller design that opened in 1996, par 71 at about 6,800 yards from the back tees. Living in the community and playing the course are separate, so check current tee time and rate policies with the club.

Does Eagle Mountain have an HOA or a community facilities district?

Yes to an HOA: the Eagle Mountain Community Association is listed as the community's association, and some sections may carry their own fees too. The Town of Fountain Hills also keeps an archive for a separate Eagle Mountain Community Facilities District, with property tax levies for bond debt service posted from fiscal 2011 to 2012 through 2018 to 2019. Ask the title company for the HOA disclosure and check the latest county tax bill for any current district line.

Which school district serves Eagle Mountain?

The Town of Fountain Hills says Fountain Hills Unified School District draws students from the town, and Eagle Mountain has Fountain Hills addresses. School boundaries can change, and a mailing address is not always proof of a boundary. Confirm the assigned schools for any specific property directly with the district.

The bottom line

Eagle Mountain gives you a golf course setting on the Scottsdale side of Fountain Hills, with townhomes and single family homes that recently sold from about $749,000 to $1.56 million. The course is public, the paperwork can have more than one layer, and sales are few. Price each home on close comparables, and read the HOA and tax documents before you commit.
