Selling in Paradise Valley this fall: 214 listings, 24 sales, and how to price
Your vision, your home, our expertise.
At the end of September 2026, Paradise Valley had 214 homes for sale and only 24 closed sales that month, the lowest monthly count in the past 12 months of RPR data. The median asking price on active listings was $5,495,000. The median home that actually sold went for $3,287,500. That gap is the story for anyone thinking about selling this fall.
Paradise Valley sellers are competing with more listings and fewer buyers closing each month. Homes are still selling, at a median of 94.5% of list price in September 2026. The sellers who close tend to price from recent sales, not from the asking prices around them.
What the data says
- Active listings: 214 at the end of September, up from 187 a month earlier, with a median list price of $5,495,000 (RPR via Scottsdale REALTORS, September 2026)
- New listings: 83 came on the market in September, with a median list price of $5,550,000 (RPR via Scottsdale REALTORS, September 2026)
- Closed sales: 24, at a median sold price of $3,287,500 and a median $775 per square foot (RPR via Scottsdale REALTORS, September 2026)
- Sold to list price: 94.5% median, with a median of 43 days in RPR (RPR via Scottsdale REALTORS, September 2026)
- Months of inventory: 6.48 (RPR via Scottsdale REALTORS, September 2026)
- Price drops in 85253: 23.1% of homes had a price drop, 5.3% sold above list, and the sale to list ratio was 94.7% (Redfin, 85253 housing market page, viewed October 28, 2026)
Monthly sales in Paradise Valley swing a lot. In the same RPR 12-month chart, sales ranged from 24 in September 2026 to 62 in March 2026. In this data the spring months were busier, so a quiet September is not unusual on its own. What stands out is that inventory rose at the same time.
What it means for sellers
The median list price and the median sold price are not measuring the same homes. Larger, newer estates tend to sit longer and pull the asking median up, while the homes that close each month skew toward what buyers are actually paying. Even so, the spread tells you something useful: many current asking prices are well above where recent sales closed.
Buyers in this range usually see that too. With 214 options and about six and a half months of inventory, a buyer has time to compare, wait, and negotiate. A home priced from the top of the active list competes with homes that will need to come down. A home priced from recent closed sales competes with far fewer.
New sellers are not pricing lower, either. The 83 homes listed in September had a median list price of $5,550,000, slightly above the median for all active listings. If you list now, those are the homes a buyer will compare yours with, and the ones that are priced closest to recent sales will tend to get the showings.
The 94.5% sold to list figure is a median. As an illustration, on a home listed at $4,000,000, a 94.5% result would mean a sale price of $3,780,000, a difference of $220,000. Your result depends on how close your list price is to the market from day one.
How to price and prepare in Paradise Valley
Start from closed sales, not active listings
Ask for the closed sales near your home from the last three to six months, with lot size, square footage, year built or remodeled, and views. Active listings show your competition. Closed sales show what buyers paid.
Know your lot and what it allows
In Paradise Valley the land often carries much of the value. Have your lot size, slope, setbacks, and any hillside or septic details ready. Buyers who plan to remodel or rebuild will ask, and clear answers keep them engaged.
Plan the first 30 days
Most of the attention a listing gets comes early. Have photography, a floor plan, disclosures, and any recent inspection or system records ready before the home goes live, so the strongest first impression is also the most complete one.
Avoid this mistake
Do not price to match the highest active listing nearby because it seems like the market. If that home has not sold, it is not evidence of value. Pricing high and cutting later often means your listing spends its first weeks helping other homes look like a better deal.
Set your terms, not just your price
Closing date, a leaseback, what conveys with the home, and repair credits can matter as much as price in a slower month. Decide in advance which terms you can be flexible on. For tax questions on a sale, check with a tax professional.
The honest caveats
- Twenty-four sales is a small sample. One or two very high or very low sales can move the monthly median a lot.
- RPR covers the Town of Paradise Valley. Redfin's 85253 figures cover a ZIP code that also includes parts of Scottsdale and Phoenix, and its 85253 median sale price of $3,798,884 for the three months ending September 2026 does not match RPR's monthly figure. Neither is wrong; they measure different areas and periods.
- Days on market is calculated differently by RPR and Redfin, so the 43 and 85 day figures are not directly comparable.
- Results vary by price point, lot, condition, and street. A remodeled home near $2 million and a hillside estate above $10 million are in very different markets.
Frequently asked questions
How long does it take to sell a home in Paradise Valley right now?
In the September 2026 RPR report from Scottsdale REALTORS, the median Paradise Valley sale spent 43 days in RPR. Redfin puts the 85253 average at 85 days on market. The two use different methods and areas, so expect a range, and expect homes priced above recent sales to take longer.
Do Paradise Valley homes sell for less than the asking price?
Most do. Sellers received a median of 94.5% of list price in September 2026 per RPR, and Redfin shows 5.3% of 85253 homes selling above list. That is a median, so individual results vary widely by home and price point.
How many homes are for sale in Paradise Valley?
RPR counted 214 active listings at the end of September 2026, with a median list price of $5,495,000. Another 83 new listings came on the market during September.
Is it a good time to sell a home in Paradise Valley?
That depends on your timing, your home, and your next move, not on one month of data. September 2026 showed more listings and fewer closed sales, which favors buyers on negotiation. Sellers who price close to recent comparable sales are still closing.
Should I reduce my price if my Paradise Valley home is not selling?
Look at showings, feedback, and new comparable sales before deciding. Redfin shows 23.1% of 85253 homes had a price drop, so reductions are common. A single, well-supported adjustment usually reads better to buyers than several small cuts.
The bottom line
Paradise Valley is not a market that sells itself this fall. Inventory is up, monthly sales are down, and the median seller is accepting about 5.5% under list. That is a reason to price carefully from recent closed sales and to prepare well, not a reason to panic. The team works with sellers at every price point in Paradise Valley and can pull the closed sales for your street.
