Cave Creek new listings jumped 64% in September. What sellers should do now.

Your vision, your home, our expertise.

Ninety-five homes hit the market in Cave Creek in September. In August it was 58. That is a 64% jump in new listings in a single month, right as buyers were pulling back on rates. If you are planning to sell in Cave Creek this fall or winter, you are about to have a lot more company, and how you price and prepare matters more than it has in years.

The short answer Cave Creek has shifted toward buyers. Inventory is climbing, homes are taking months to sell, and more than a quarter of listings have cut their price. Sellers who price right from day one, handle the property-specific questions up front, and make it easy for a buyer to say yes are still selling, typically within about 4% of asking.

What the data says

  • New listings: 95 in September, up 63.8% from August. (Scottsdale REALTORS / RPR, Cave Creek report, September 2026)
  • Active listings: 236 at the end of September, up from 208 a month earlier. (Scottsdale REALTORS / RPR, September 2026)
  • Months of inventory: 4.82, up 18% month over month. (Scottsdale REALTORS / RPR, September 2026)
  • Sold to list price: 96.3%. Median sold price $987,000 across 46 sales. (Scottsdale REALTORS / RPR, September 2026)
  • Price cuts: 27.1% of homes for sale have reduced their price, up 4.7 points from last year. (Redfin, data through September 2026)
  • Time on market: 110 median days over the three months ending September. (Redfin, September 2026)
  • 30-year fixed rate: 7.32%, down from 7.40% the week before. (Freddie Mac, October 22, 2026)

Here is the read. Under three months of inventory usually favors sellers. Over six favors buyers. At 4.82 and rising, Cave Creek is in balanced territory and moving toward buyers. Add 7% mortgage rates and you get a market where buyers have time, options, and leverage.

The 96.3% sold to list number is the encouraging part. On a home that sells for $987,000, that works out to roughly $38,000 under the asking price. Homes are selling. They are just not selling on the seller's terms by default anymore.

What sellers and buyers are actually feeling

Sellers who bought in 2020 or 2021 still have strong equity, and many are listing now to catch the winter buyer season before spring brings even more competition. The frustration usually shows up around week six, when showings are steady but offers are not.

Buyers, especially those relocating from out of state, love Cave Creek for the space and the views. They are also asking harder questions than they did two years ago, particularly about wells, septic systems, and what it really costs to own acreage in the desert.

Practical advice for Cave Creek sellers

Price for the market you are in

  • Price against today's competition, not last year's sales. With 236 homes for sale, buyers are comparing yours to the five closest alternatives. A home priced in the right band gets attention in its first two weeks. One priced above it becomes a comp for everyone else.
  • Plan your pricing review before you list. Agree on a date, usually around day 21, to look at showings and feedback together. A planned adjustment reads very differently to buyers than a reactive one at day 90.

Answer the Cave Creek questions before buyers ask

  • Wells and septic. Have the well tested and the septic inspected before you list, and gather any shared well agreements. These are the issues most likely to stall a Cave Creek escrow.
  • Survey, easements, and access. Know your boundaries, any easements, and how the road is maintained. Out-of-state buyers often don't know to ask until the inspection period.
  • Defensible space and roof condition. A recent roof report and cleared brush around the home help with buyer confidence and with insurance quotes.

Make it easier to say yes

  • Offer a rate buydown credit instead of cutting price. At 7.32%, a credit that lowers a buyer's rate can do more for their monthly payment than a similar price reduction, and it keeps your sale price stronger.
  • Avoid this mistake: waiting until spring to list without thinking about competition. Spring traditionally brings more buyers, but September's jump in listings suggests many of your neighbors are thinking the same way.

The honest caveats

Cave Creek is a small market. Forty-six sales in a month means the median price can swing a lot based on which homes happen to close. A few large-acreage properties can move the number tens of thousands of dollars in either direction, so treat month-to-month median price changes with caution.

Different data sources also draw the Cave Creek boundary differently. The Scottsdale REALTORS report and Redfin don't match exactly, which is why we use each for what it measures best rather than mixing their numbers.

And this is not a market in trouble. Homes are selling near asking. The adjustment is about pace and preparation, not value.

Frequently asked questions

Is it a good time to sell a home in Cave Creek?

It can be, but it takes more preparation than it did a few years ago. Inventory is rising and homes are taking longer to sell, yet September sales still closed at about 96% of list price on average. A well priced, well prepared home is still selling.

How long does it take to sell a house in Cave Creek right now?

Redfin shows a median of 110 days on market over the three months ending September 2026. The Scottsdale REALTORS report shows a median of 81 days for September. Homes priced right from the start tend to move well faster than the average.

Should I cut my price or offer a buyer credit?

With rates above 7%, a credit toward a rate buydown often helps a buyer's monthly payment more than an equal price cut, while keeping your recorded sale price higher. The right answer depends on your home and the buyers it attracts.

What inspections should I do before listing in Cave Creek?

A well test, septic inspection, and roof inspection are the big three for many Cave Creek homes. If your property shares a well or has easements, have the paperwork ready before you list.

Should I wait until spring to sell in Cave Creek?

Spring usually brings more buyers, but September's 64% jump in new listings suggests competition is building too. Many Cave Creek buyers shop in winter, so listing now can mean fewer homes competing for their attention.

The bottom line

Cave Creek sellers have more competition than they have had in years, and buyers have more time to decide. That doesn't mean waiting is the answer. It means pricing for the market you are actually in, handling the property questions before they become problems, and giving buyers a clear reason to choose your home.
