What the numbers mean right now

Our read on the market, for buyers and for sellers.

The homes for sale today are not a mirror of the homes that sold. The median list price of current inventory is $612,250, about $210,000 below the 12 month median sale price of $822,500. Right now the shelf leans toward condominiums, townhomes, and smaller single family homes, while the larger single family homes that pushed the sale median up are a thinner slice. Only 29 of the 92 listings are priced at $1 million or more.

Pricing is where homes win or sit. Thirty percent of last year's sales went under contract within 30 days, and those sold at about 98% of list. On the other end, 18% took more than 120 days, and those closed at about 90% of their original price. Of the homes for sale today, 61% have already had a price change.

If you are buying

  • The typical home sold about 4% below its original list price, so there is room to negotiate on homes that have been on the market a while.
  • Well priced homes still move in under a month. Get pre-approved first so you can act on those quickly.
  • Desert Ridge has a master association, and many neighborhoods have a second one. Ask for both resale disclosures and read what the fees cover.
  • Compare against recent sales in the same subdivision and home type, not the whole community.

If you are selling

  • Your first two weeks matter most. Homes priced right from day one sold at close to full list price.
  • With 92 homes to choose from, buyers compare. Presentation, photography, and condition carry real weight.
  • Price against your own neighborhood. A Fireside single family home and a resort-area condo are different markets.
  • We can show you the exact sales we would use to price your home.
