Your vision, your home, our expertise.
Moon Valley is a north Phoenix neighborhood built around a private golf course, and its main neighborhood association does not charge mandatory HOA fees. The association that covers its 29 subdivisions collects voluntary dues, and only a handful of those subdivisions, such as Hillcrest and the Moon Valley Cluster Homes, have their own associations with required fees. That one detail changes how you research a home here, so it is worth understanding before you look at prices.
What the data says
- Size and layout: about 1,600 homes in 29 subdivisions, established in the early 1960s and centered on Moon Valley Country Club (Wikipedia, Moon Valley, Phoenix)
- First plats: Moon Valley I and II were mapped in September and November 1960; Moon Valley III was a 1967 remap (Moon Valley Neighborhood Association, History page, viewed Oct 29, 2026)
- Recent sales: seven sales from August 31 to October 14, 2026, from $545,000 to $1,640,000, median $1,035,000 (Redfin recently sold list for Moon Valley, viewed Oct 29, 2026; median calculated by Arizona Luxury Partners)
- ZIP code context: 85023 median sale price $417,877, down 10.1% year over year, 72 homes sold in September, three months ending September 2026 (Redfin)
- The golf course: par 72, 18 holes, originally designed by Dick Wilson and later redesigned by Bob Cupp and Associates, 5,278 to 7,210 yards (Moon Valley Country Club, Amenities page, viewed Oct 29, 2026)
- Drive to the airport: about 17.4 miles and 26 minutes from the club entrance to Phoenix Sky Harbor (Google Maps, Thursday afternoon, Oct 29, 2026)
Where Moon Valley is and how it is laid out
Moon Valley sits in north Phoenix just north of Thunderbird Road. The neighborhood association describes its boundary as running from Thunderbird Road and Coral Gables Drive east along Thunderbird, then north and east through Canterbury, Boca Raton, Medinan, and Tam O'Shanter to Hearn Road and 7th Street, then north on 7th Street and back west and south along Coral Gables Drive. Homes carry Phoenix addresses in the 85023 and 85022 ZIP codes.
The country club is the center of the map. Many streets curve around the fairways, which is why golf course and mountain views come up so often in Moon Valley listing descriptions. To the south and east, Lookout Mountain and the North Mountain and Shaw Butte preserves, all part of the Phoenix Mountains Preserve, border the neighborhood.
The 29 subdivisions
Moon Valley is not one subdivision. The association lists 29, including Moon Valley 1 through 3, Apollo Estates, Coral Gables Estates, Country Club North, Hillcrest, Luna Vista Estates, Mini Moon Estates, and Moon Valley Country Estates. Each subdivision has its own recorded plat and may have its own deed restrictions, which is one reason lot sizes and home styles vary from street to street.
Homes and prices
Most of the housing stock is single family, built from the 1960s onward, and several recent listings describe full remodels. Two of the recent sales we reviewed sat on lots of 0.44 and 0.37 acres. The cluster homes and some smaller subdivisions offer less lot to maintain.
The seven sales between August 31 and October 14, 2026 show the spread. The top two, at $1,640,000 and $1,425,000, were both described in their listings as overlooking the club's 18th hole. The lower end, at $545,000 to $710,000, included homes of roughly 1,750 to 2,550 square feet. By our calculation, the median of those seven sales was about 2.5 times the median for the whole 85023 ZIP code over the three months ending September, which shows how differently Moon Valley trades from the surrounding area.
The country club and the preserve
Moon Valley Country Club, at 151 West Moon Valley Drive, is private. Beyond the 18 hole course, the club lists a practice range, a short game area, a 9 hole course called Mini Moon, tennis and pickleball, a fitness center, an aquatic center, and dining. The club hosted the LPGA Standard Register Ping tournament from 1983 through 2003. It went through a Chapter 11 bankruptcy in 2013 and was reorganized, an episode that kept the course from being redeveloped.
The club does not publish membership categories, initiation fees, or dues online. Its golf page does publish guest fees: from October 31, 2026 through May 31, 2027, a guest playing with a member pays $160. For membership costs, contact the club directly.
For hiking, Lookout Mountain is the closest summit. The City of Phoenix describes Lookout and Shadow Mountain as lower, less crowded alternatives to Piestewa Peak and North Mountain. The Lookout Mountain Trailhead is open from sunrise to 7 p.m. or sunset, whichever comes first.
HOA or no HOA: how it actually works
The group now called the Moon Valley Neighborhood Association began around 1969 as a homeowners association and changed its name in 2011 because it does not operate like a typical HOA. It collects voluntary dues and funds community events and neighborhood advocacy. Some subdivisions, including Hillcrest and Moon Valley Cluster Homes (Valle Luna), do have active associations with required fees.
Practical steps for buyers
- Confirm the subdivision first. The plat name on the county record tells you which deed restrictions apply and whether a mandatory association exists.
- Read the recorded restrictions anyway. No HOA does not mean no rules. Older subdivisions often have recorded CC&Rs that still bind owners.
- Ask for the association packet where one exists. In a subdivision with a mandatory HOA, Arizona disclosure rules apply, and you will want budgets, fees, and rules early.
- Price golf frontage on its own terms. Course views can push a home well above nearby interior lots, so compare frontage sales with frontage sales.
- Avoid this mistake: assuming a home near the course comes with club access. Membership in Moon Valley Country Club is separate from owning a home, and the club sets its own terms.
The honest caveats
Seven sales is a small sample, and one or two high or low sales can move the median a lot. Redfin's Moon Valley boundary may not match the association's map exactly. Redfin's own neighborhood summary for Moon Valley had not been updated past March 2026 when we checked, so we used individual sales instead. The 85023 ZIP code covers far more than Moon Valley, so treat it only as context. Sources also differ on the second golf course: the club now lists a 9 hole Mini Moon course, while older references describe an 18 hole par 3 course. School assignments in north Phoenix vary by address; the two recent sales we checked listed Washington Elementary School District and Glendale Union High School District, but verify any specific home with the districts.

The bottom line
Moon Valley combines neighborhoods first mapped in 1960, a private golf course at the center, mountain preserve to the south and east, and a voluntary neighborhood-wide association instead of a single mandatory HOA. Prices vary widely, from the mid $500,000s for smaller homes to well above $1.5 million for remodeled homes on the course. If you are considering a home here, start with the subdivision, its recorded restrictions, and recent sales on comparable lots.
