What the numbers mean right now

Our read on the market, for buyers and for sellers.

Grayhawk covers a wide range of homes, from condos near $300,000 to Raptor Retreat estates above $5 million. Condos and townhomes make up 53 of today's 69 listings, which is why the median list price of $600,000 sits below the 12 month median sale price of $789,000. 15 of the 69 listings are priced at $1 million or more.

Pricing is where homes win or sit. About 31% of last year's sales went under contract within 30 days, and those sold at about 98% of list. About 22% took more than 120 days, and those closed at about 90% of their original price.

If you are buying

  • The typical home sold about 4% below its original list price, so there is room to negotiate on homes that have been listed a while.
  • Well priced homes still move in under a month. Get pre-approved first so you can act on those quickly.
  • Raptor Retreat and Talon Retreat are gated, and The Park mostly is not. Decide early which one fits how you live.
  • Compare against recent sales in the same village and home type, not all of Grayhawk.

If you are selling

  • Your first two weeks matter most. Homes priced right from day one sold at close to full list price.
  • With about 4.2 months of supply, the market is close to balanced, and homes priced above recent sales sit.
  • Price against your own village and home type. A condo at The Edge and a home in Raptor Retreat are different markets.
  • We can show you the exact sales we would use to price your home.
