SunRidge Canyon in Fountain Hills: the golf course, homes, prices, and HOA basics

Your vision, your home, our expertise.

SunRidge Canyon is one of the few places in Fountain Hills where a public, 7,002 yard Keith Foster golf course runs right through the neighborhood, and where resale homes recently closed between $600,000 and $955,000 while the priciest listings ask close to $2.8 million. That spread is the main thing to understand before you shop here.

The short answer SunRidge Canyon is a golf course community on the west side of Fountain Hills, built mostly from the late 1990s into the 2000s around the public SunRidge Canyon Golf Club. Redfin puts the median sale price at about $955,000 for the three months ending September 2026, with current asking prices from $835,500 to $2,800,000. Most listings show HOA dues of $82 a month, and some pockets add a second association fee.

Where it is and how it is laid out

SunRidge Canyon sits in the foothills of the McDowell Mountains, the range that divides Fountain Hills from Scottsdale. The golf club is at 13100 N SunRidge Drive. On October 30, 2026, Google Maps showed about a 9 minute, 3.4 mile drive from the club to Fountain Park and the town's signature fountain, and about 31 minutes and 26 miles to Phoenix Sky Harbor.

The course shapes the whole neighborhood. According to the club, the front nine gradually descends through ridges and canyons and the back nine climbs back up the slope. Homes sit along those fairways and on the ridges above them, so views, elevation, and how close a lot is to a tee or green vary a lot from street to street.

The golf course

SunRidge Canyon Golf Club is an 18 hole, par 71 course designed by Keith Foster, playing 7,002 yards from the back tees. GolfPass lists a rating of 72.2 and a slope of 138 and classifies it as a public, desert style course. Its signature 17th hole has two tee options: a 209 yard par 3 over a box canyon or a 152 yard par 3 from an elevated tee. The club lists hosting the 1997 USGA Team Championship and has a restaurant, the W6 Bar and Grill, and a club fitting shop on site.

Because the course is public, owning a home here does not come with a membership. Anyone can book a tee time. If you want regular play, ask the club about current annual or resident programs, since those are not spelled out on its website.

The homes

Current listings are mostly single family homes of about 2,000 to 5,600 square feet, many single level, some with casitas or golf course frontage. Build years on current Redfin listings mostly run from 1998 to 2009. Lot sizes range widely, from about 7,000 square feet on smaller fairway lots to more than an acre on the hillside parcels. A few listings show 2026 build years on lots near an acre, priced $2,500,000 to $2,789,000.

There are also vacant lots. Six were listed on October 30, 2026, which is unusual for an established Valley golf community and worth a look if you want to build. Expect hillside rules: Fountain Hills protects slopes of 20% or more, which we covered in our hillside easements and dark sky lighting guide.

HOA and gates

HOA dues on 12 current Redfin listings ranged from $47 to $223 a month. Seven of the 12 showed $82 a month, which works out to $984 a year. Listings in some sub-neighborhoods show higher totals, such as $215 a month ($2,580 a year) in Solitude Canyon, which a current listing describes as gated. That pattern suggests a master association plus a separate sub association in some areas. The HOA does not publish a fee schedule we could verify, so read the disclosure packet before you commit.

Trails and nearby outdoors

The Town of Fountain Hills runs the Fountain Hills McDowell Mountain Preserve, with the paved Adero Canyon Trailhead at 14800 N Eagle Ridge Drive open dawn to dusk every day. The town also points hikers to the Lake Overlook trail at the Fountain Hills Desert Botanical Garden, the McDowell Sonoran Preserve in Scottsdale, and McDowell Mountain Regional Park.

What it means for buyers and sellers

The 35.9% drop in median sale price looks alarming, but it mostly reflects which homes sold, not a collapse in values. Over the same period the median price per square foot rose 2.9%. With only a handful of sales a month, a few large custom homes closing one year and a group of smaller homes the next can swing the median sharply.

For sellers, that means the neighborhood median is a poor pricing tool. Comparable sales on the same street, with similar views and lot position, matter far more. For buyers, homes are taking about 51 days to sell, which leaves room for inspections and careful negotiation.

Practical steps before you buy

  • Walk the lot at different times. Golf course lots can see carts, maintenance crews, and early tee times. Stand in the backyard in the morning and late afternoon.
  • Check stray ball exposure. Homes on the right side of a fairway or behind a green can take more balls. Look for marks on walls and windows.
  • Get both HOA fees in writing. Ask for the master and any sub association dues, transfer fees, and capital contributions. Our guide to the HOA disclosure packet explains the Arizona timelines.
  • Look at the roof and systems. Many homes date to 1998 through 2004, so roofs, AC units, and water heaters may be original or nearing replacement.
  • For a lot, budget for the site. Hillside lots can need retaining walls, longer driveways, and engineering. Get a builder's estimate before you write an offer.

Avoid this mistake: assuming a golf course address means golf privileges. SunRidge Canyon Golf Club is public, and its programs are separate from the HOA. If golf access matters to you, confirm current options with the club directly.

The honest caveats

SunRidge Canyon is a small market. Seven sales in a month is a thin sample, and Redfin's neighborhood boundary may not match the HOA's exact map. The five sales we cite are the dated ones Redfin showed on October 30, 2026, not every closing. Listing prices are what sellers are asking, not what homes will sell for. HOA dues come from listing pages and should be confirmed with the association. Prices differ sharply by view, lot size, elevation, and how recently a home was updated.
