Your vision, your home, our expertise.
McCormick Ranch covers what was once a 4,236 acre working ranch in central Scottsdale, and today its master association counts 67 subdivisions, 11 lakes, and 25 miles of pathways. Over the three months ending September 2026, the median sale price there was $874,755, up 5.7% from a year earlier, according to Redfin. That mix of an older master plan, water, golf, and a central location is why the area keeps coming up when buyers ask about Scottsdale outside the far north.
McCormick Ranch is a master planned area of central Scottsdale, started in the early 1970s, with lakes, two public golf courses, greenbelt paths, and a wide range of homes from condos and townhomes to single family homes, some backing to lakes or golf courses. The Redfin median sale price was $874,755 for the three months ending September 2026, with a median of 95 days on market. Owners pay a modest master association assessment ($265 for 2026), and most homes also sit in one of 48 active sub associations with their own dues and rules.

Where it is and how it came together
McCormick Ranch sits in central Scottsdale, generally between Indian Bend Road on the south and the Shea Boulevard corridor on the north, with the Town of Paradise Valley to the west and the Salt River Pima-Maricopa Indian Community to the east. The golf club describes itself as about five minutes from the Loop 101, between Scottsdale Road and Hayden Road.
The land was the winter ranch of Anne and Fowler McCormick, who bought their first parcel in 1944 and added to it until it reached about seven square miles. Anne McCormick bred Arabian horses, and the streets near Arabian Trail and Mountain View Road are named for horse breeds because the old Paradise Park show grounds stood there. In 1970 the 4,236 acre ranch was sold to Kaiser-Aetna for $12.1 million, and the master developer recorded the McCormick Ranch Property Owners' Association articles on September 21, 1972. The McCormicks also donated the land that became McCormick-Stillman Railroad Park at Indian Bend and Scottsdale roads.
What you get on the Ranch
Lakes, paths, and the greenbelt
The master association lists 11 lakes and 25 miles of pathways, and it employs its own irrigation and lakes supervisor. Many green spaces in and next to the Ranch connect to the City of Scottsdale's Indian Bend Wash Greenbelt, which the city describes as 11 miles of parks, lakes, paths, and golf courses with more than 24 grade separated crossings. In practice that means you can walk or ride long distances without crossing a major street at grade. City parks inside the Ranch include Mountain View, Comanche, Shoshone, and Zuni parks.
Golf
McCormick Ranch Golf Club has 36 holes on two courses, the Palm and the Pine. The club says Desmond Muirhead designed the Palm Course in 1972 and that water comes into play on 10 of its holes. It is a public facility open 365 days a year, and its annual memberships carry no initiation fee, with the membership year running November 1 to October 31. Dues are not listed on the page we reviewed, so contact the golf shop for current pricing.
Shopping and services
The master plan mixed commercial land in with the neighborhoods. The association counts 15 shopping centers, 2 resort hotels, a medical center, and a post office within the Ranch. Just to the east, on Salt River Pima-Maricopa Indian Community land, are the Scottsdale Pavilions, Talking Stick, and Salt River Fields.
Homes and what they cost
Because the Ranch is 67 separate subdivisions built over several decades, the housing is varied: condos, townhomes, and single family homes, some backing to lakes or golf courses and some inside gated sub communities. That variety is the main reason a single median price says less here than it does in a newer, more uniform community.
The Redfin numbers show it. The median sale price rose 5.7% year over year while the median price per square foot fell 20.6%. Those two can move in opposite directions when the mix of homes that sold changes, for example more large single family homes and fewer condos in one period than the last. Treat both figures as a starting point and look at sales in the specific subdivision and home type you want.
Pace has slowed. Redfin shows 52 homes sold in September 2026 against 82 a year earlier, a median of 95 days on market against 68, and a sale to list ratio of 96.9%. About one in three homes took a price drop. For buyers that usually means more time and more room to negotiate on homes that have sat. For sellers it means pricing to the current comparable sales rather than last year's.
How the HOA layers work
This is the part out of state buyers ask about most. The McCormick Ranch Property Owners' Association is the master association. It governs the Ranch as a whole and maintains the common areas, including the lakes and landscaped areas. Its 2026 residential annual assessment is $265, billed once a year, which works out to about $22 a month.
On top of that, 48 of the subdivisions have their own active HOAs with separate dues, rules, and in some cases gates, pools, or tennis courts. The master association also publishes a $1,000 transfer fee charged to the buyer and a $400 disclosure fee charged to the seller at resale, and it handles resale documents through HomeWiseDocs. Your sub association may charge its own fees as well.
How to shop McCormick Ranch well
- Identify the subdivision first. Ask which of the 67 subdivisions a home is in and whether it has an active sub HOA. That determines your total dues, your rules, and what amenities you actually have access to.
- Add up both layers of dues. Budget for the $265 master assessment plus the sub HOA dues, and ask for both in the resale disclosure. Look at each association's reserves and any planned special assessments.
- Price by home type, not by the Ranch median. Compare a lakefront home to other lakefront homes, and a golf course home to other golf course homes.
- Check architectural rules before you plan changes. The master association runs an architectural control committee and publishes approved paint colors. Many sub HOAs have their own review on top of that.
- Avoid this mistake: assuming a lake or golf view is permanent or that the lake is yours to use for anything you like. Read the recorded documents and the association rules on lake use, and ask what is common area versus private lot.
- Verify the school district by address. Cochise Elementary, a Scottsdale Unified School District school, sits next to Mountain View Park inside the Ranch. Confirm the assigned schools for any specific address directly with the district.
The honest caveats
Redfin's McCormick Ranch figures cover all home types together, and the sample is small, 52 sales in September, so one or two large sales can move the median. The price and price per square foot moving in opposite directions is a reminder that the mix matters. The master association's counts of lakes and pathways come from its own website; other sources list different lake counts, so if lake access matters to you, confirm it for the specific home. HOA fees and rules change, and the sub association details vary widely, so read the actual documents during your inspection period.

The bottom line
McCormick Ranch offers an established central Scottsdale location with lakes, greenbelt paths, two public golf courses, and a wide range of home types under one modest master assessment. The market has slowed this fall, with longer days on market and more price drops, which gives buyers room to be selective. The keys are knowing the subdivision, adding up both HOA layers, and pricing against truly similar homes.
