Where it is and what surrounds it
The neighborhood sits in the southeast part of Paradise Valley, with streets like N Golf Drive, N Merion Way, and E Ironwood Drive. Its neighbor is Camelback Golf Club at 7847 N Mockingbird Lane, which the club's site ties to the JW Marriott Scottsdale Camelback Inn Resort and Spa. The golf next door
Camelback Golf Club has two 18 hole courses. The Padre Course was designed by Arthur Hills and plays 6,903 yards at par 72. The Ambiente Course was designed by Jason Straka for Hurdzan Fry Environmental Golf Design and plays 7,225 yards at par 72. The club lists a restaurant, Tavern 37, and the Camelback Golf Academy. As of October 31, 2026, its site showed the Ambiente Course closed October 12 to November 5, with cart path only play on both courses into November, so check the schedule before you tour with golf in mind.
The homes and lots
Homes are custom and mostly large. The six active listings on October 31, 2026 ranged from 4,723 to 17,908 square feet. One, at 8501 N Golf Drive, is a 1983 single level home of 6,159 square feet on 1.07 acres, listed at $6,495,000 after a $255,000 price change. Most of Paradise Valley is zoned R-43, which the Town describes as lots of at least one acre. There is also a smaller format: Ironwood Golf Villas, described in its listing as a gated group of eight custom homes, with two homes for sale at $5,550,000 and $5,995,200.
What it means
The year over year drop in the median looks dramatic, but it rests on very few sales. The same Redfin data shows price per square foot up 11.0%, which points to a change in which homes sold, not a 21.7% fall in value. Two of the five recent sales closed at $7,550,000 and $7,800,000, and three closed at about $4M.
Asking prices are running well above recent closings. The median ask of the six active homes is about $9.0M, more than double the $4,025,000 median of the five recent sales. Some of that gap is size: three of the active listings are 7,800 square feet or larger. Some of it is pricing that the market has not yet tested.
Sale to list results were wide. Calculated from Redfin's list and sale prices, the four sales with both figures closed at 80.1%, 89.4%, 94.5%, and 103.5% of the last list price. The home that sold 20% under list had been on the market 399 days.
Practical advice
If you are buying
- Compare price per square foot and lot size, not the neighborhood median. With a handful of sales a year, the median can move by millions on one closing.
- Walk the lot at different times of day. Homes on the course trade fairway views for golf traffic and the occasional stray ball, and that tradeoff is personal.
- Ask for the HOA documents. The 8501 N Golf Drive listing shows an $886 annual HOA fee, while a gated enclave like Ironwood Golf Villas will have its own rules.
- Avoid this mistake: do not assume a home near the club includes golf privileges. Camelback Golf Club takes public tee times, and living next door does not come with play.
If you are selling
- Price to the closings, not the active list. Recent sales clustered at about $4M and between $7.5M and $7.8M.
- Plan for time. The median days on market was 29 in Redfin's window, but one sale took 399 days and another 1,857 days, so the range is wide.
- Lead with what is specific to the lot: views, acreage, single level living, and distance to the clubhouse.
The honest caveats
- Redfin's "Total Homes Sold" tile shows 1, while its recently sold list shows five sales from May 27 to September 17, 2026. The page does not explain the difference.
- Redfin's neighborhood boundary is its own and may not match plat or HOA boundaries. Nearby listings on N Canta Bello Drive and E Northern Avenue were shown outside the neighborhood count.
- Six listings and five sales are a very small sample. Treat every median here as a snapshot, not a trend.
- The Town Resident Guide we cited was last revised in 2023. Confirm current tax and zoning details with the Town.
