Your vision, your home, our expertise.
Desert Highlands is the north Scottsdale golf club where the first two Skins Games were played in 1983 and 1984, and its Jack Nicklaus course reopened in November 2025 after a restoration of nearly $10 million. It also works differently from most clubs: the club says membership is tied to owning a home there. Here is what the course, the amenities, and the current home prices look like.
What the data says
- Course: 18 holes, par 72, 7,108 yards, 73.7 rating and 149 slope from the Nicklaus tees; built 1983, architects Jack Nicklaus and Jay Morrish (GolfPass course page, viewed Nov 1, 2026)
- Restoration: course closed in late April 2025 and reopened in November 2025 after a $9.8 million project, plus a $2.5 million golf shop and women's locker room update (KTAR, Nov 23, 2025; Nicklaus Design, Nov 20, 2025)
- Membership: tied to property ownership and begins when you purchase your home, per the club (Desert Highlands Membership page, viewed Nov 1, 2026)
- Homes for sale: 11 listings asking $2,550,000 to $7,495,000, median ask $2,950,000 (Redfin, viewed Nov 1, 2026; median calculated by Arizona Luxury Partners)
- Recent home sales: 11 dated closings August 14 to October 29, 2026 from $1,820,000 to $8,300,000, median $3,851,000, homes from 2,946 to 11,544 square feet (Redfin recently sold, viewed Nov 1, 2026; median calculated by Arizona Luxury Partners)
- Location: about 30 minutes from Phoenix Sky Harbor International Airport (Nicklaus Design, Nov 20, 2025)
The course and what changed in the restoration
Desert Highlands opened in 1983 with a Jack Nicklaus Signature design at the foot of Pinnacle Peak. GolfPass lists it as a private desert course with Bermuda fairways and bentgrass greens. The club's own golf page says the course hosted the first two Skins Games in 1983 and 1984, with Nicklaus, Arnold Palmer, Tom Watson, and Gary Player.
The 2025 restoration was led by Nicklaus Design senior designer Chad Goetz. All 18 greens were rebuilt and sodded with 007 XL creeping bentgrass, and each grew by about 500 to 600 square feet on average. Tees were enlarged and most were lowered, bunkers were rebuilt and many were made smaller, the 8th green complex was rebuilt to open the view from the landing area, the 10th got new tees, a ridge that blocked the alternate fairway on 13 was removed, and a new back tee was added on 18 (Nicklaus Design, Nov 20, 2025). KTAR also reported a new forward tee on No. 5.
The putting course
The club says it was the first in the United States, and the second in the world, to install an 18 hole professionally designed putting course. Its golf page describes a par 41 Gary Panks design with more than 60,000 square feet of putting surface. Nicklaus Design and KTAR both reported in November 2025 that the putting course was still being rebuilt with no opening date set, so check its current status with the club.
Other amenities
Nicklaus Design lists tennis and pickleball, a racquet club lounge, a 7,700 square foot fitness center, Ventana for dining, and Jack's Backyard, a lounge area with two bocce courts and Pinnacle Peak views. It also describes a staffed security system with visitor control at the entry, and resident services such as pool and spa maintenance and shipping help.
The homes in and around the club
All 11 current Redfin listings, and every dated sale we used, carry the club's 10040 E Happy Valley Road address with a unit or lot number. The club's real estate page lists the same kind of inventory, homes and homesites, and notes that every purchase comes with membership.
The 11 dated sales from August 14 to October 29, 2026 ranged from a 3,595 square foot home at $1,820,000 to an 11,544 square foot home at $8,300,000. Two more Redfin records were left out of our figures: a September 15 closing at $1,299,750 with no bedroom or square footage data, and a $6,675,000 record with no sale date shown. Redfin's own Desert Highlands median sale price is labeled with an older period than we use, so this post relies on the dated individual sales instead. For a wider look, see our Desert Highlands homes for sale page.
How membership works
The club's membership page says membership is tied to property ownership and begins when you purchase your home, with no separate club to apply to. That is different from many golf communities, where membership can be optional, sold separately, or subject to a waitlist.
What the club does not publish is the cost. We found no current initiation fee, capital contribution, dues, or HOA assessment on the club site or in the other sources we opened. The membership page lists a contact for membership information, so ask for those figures in writing early.
Practical steps if you are considering Desert Highlands
- Get every recurring cost in writing. Since membership comes with the home, ask the club for current dues, any capital or transfer contribution due at closing, food and beverage minimums, and HOA assessments, and review them during your due diligence period.
- Request the HOA disclosure packet early. Arizona resale contracts commonly give buyers a short review period after the HOA documents arrive, so read them as soon as they come. Our HOA disclosure guide covers the details.
- Compare by size and lot, not just price. Recent sales ran from about 2,900 to more than 11,500 square feet, so an average price can mislead. Look at dated sales of similar homes on similar lots.
- Walk the lot. Golf frontage, boulder outcrops, and Pinnacle Peak views change value and privacy from one homesite to the next.
- Avoid this mistake: treating the median ask as the market. In this data the median ask of $2,950,000 sat well below the $3,851,000 median sale, which tells you the mix of homes changes month to month. Ask for a comparative market analysis built on similar homes.
The honest caveats
Eleven home sales is a small sample, and one large sale can move the median. Redfin listing and sale data reflect what was posted on November 1, 2026 and can change daily. Course yardages and ratings come from GolfPass and may differ from the club's own scorecard after the 2025 restoration. Dues, capital contributions, and HOA costs were not available from any source we opened, and they can change the true cost of owning here by a lot.
Frequently asked questions
When did Desert Highlands open and who designed the golf course?
The golf course opened in 1983 as a Jack Nicklaus Signature design, with Jay Morrish also credited as an architect on GolfPass. A restoration of nearly $10 million led by Nicklaus Design reopened the course in November 2025.
How long is the Desert Highlands golf course?
GolfPass lists the course as a par 72 that plays 7,108 yards from the Nicklaus tees, with a 73.7 rating and 149 slope. It shows seven men's tee sets, the shortest at 5,815 yards, so the course can play much shorter than the tips.
Did the Skins Game start at Desert Highlands?
Yes. The club and Nicklaus Design both say Desert Highlands hosted the first two Skins Games, in 1983 and 1984.
What do homes in Desert Highlands cost right now?
Redfin showed 11 homes for sale on November 1, 2026, asking $2,550,000 to $7,495,000, with a median ask of $2,950,000 calculated by Arizona Luxury Partners. Eleven dated home sales from August 14 to October 29, 2026 closed between $1,820,000 and $8,300,000. Prices vary widely by size, lot, and view.
Do you have to join the club to buy a home in Desert Highlands?
The club says membership is tied to property ownership and begins when you purchase your home, so buying a home there makes you a member. The club does not publish dues or other costs, so ask for them in writing before you write an offer.
The bottom line
Desert Highlands pairs a freshly restored 1983 Nicklaus course with a small resale market of larger homes, mostly listed from about $2.5 million to $7.5 million in the current data. The course facts and the membership structure are well documented. The recurring costs are not, so get those in writing before you fall for a view.
