The past 12 months, by the numbers
Closed sales, November 1, 2025 to November 1, 2026.
Months of supply is today's 5 listings divided by the 12 month average of about 3 sales per month. All 31 sales closed at $1 million or more, from $1,150,000 to $5,257,500. Seller concessions are seller paid buyer costs, such as closing costs or a rate buydown, as reported on the closed MLS record; only 2 sales had one. Listing success rate is the share of listings that left the market over the past 12 months that closed rather than being cancelled or expiring: 31 closed and 5 cancelled or expired. A listing that was cancelled and relisted counts as cancelled.

What the numbers mean right now
Art's read on the market, for buyers and for sellers.
Over the past 12 months, 31 homes sold in Cactus Corridor North, every one at $1 million or more. Today 5 are listed for sale, from $1,799,999 to $14,800,000, and 1 of those has already had a price change.
Pricing is where homes win or sit. 16 of last year's sales, or 52%, went under contract within 30 days, at about 100% of list price on average. 5, or 16%, took more than 120 days, and those closed at about 82% of their original list price on average.
If you are buying
- The typical home sold about 6% below its original list price, and homes listed more than 120 days closed at about 82% of their original price, so there is room to negotiate on homes that have been listed a while.
- Lot size changes value here more than almost anything else. Compare a home with sales on similar lots, not just similar square footage.
- Ask about any HOA, deed restrictions, and septic or sewer service for the specific lot, since they differ from one subdivision to the next.
If you are selling
- Your first month matters most. 16 of the 31 sales went under contract within 30 days, at about 100% of list price on average.
- Homes that sat more than 120 days closed at about 82% of their original list price, so pricing right at the start pays.
- With only a few sales each quarter, the right comparable sales matter. Art can show you the exact sales he would use to price your home.
