Seller concessions are seller paid buyer costs, such as closing costs or a rate buydown, as reported on the closed MLS record. Listing success rate is the share of listings that left the market over the past 12 months that closed rather than being cancelled or expiring: 21 closed and 18 cancelled or expired. A listing that was cancelled and relisted counts as cancelled.

If you are buying

  • Compare against estate sales with a similar setting, view and age, not the community median.
  • Review the village rules and architectural guidelines before you plan any changes.
  • Ask the club about membership early; it is separate from buying the home.

If you are selling

  • Price against estate sales with a similar setting, not the overall Desert Mountain median.
  • Show buyers what sets your lot apart: views, privacy, elevation and golf frontage.
  • We can show you the exact sales we would use to price your home.

About Desert Mountain custom estates

Custom homes at the top of the market.

Desert Mountain's custom homes cover a wide range: the club's own villages page showed custom home listings from $1,199,000 to $16,500,000 when we checked, in contemporary, Southwest, Santa Fe and Spanish Colonial styles. This page follows the top of that market, every Desert Mountain home that sold for, or is listed at, $5 million or more.

Lots here were planned around the desert. The club says founder Lyle Anderson and Taliesin Associated Architects created building envelopes that preserved at least half of each lot for native desert, and the HOA says every exterior change, including paint color, goes through architectural review.

Sales at this level have grown. The MLS shows 1 Desert Mountain sale at $5 million or more in 2016, 16 in 2021 and 22 in 2025. Setting drives value here: views, elevation, golf frontage, privacy, and the age of the home, so compare a home against estate sales with a similar setting rather than the community median. Desert Mountain here means listings in ZIP code 85262 whose MLS subdivision name includes Desert Mountain, which is how most homes inside the gates are recorded. The MLS usually does not record the village, and a few homes may be filed under another subdivision name.
