Months of supply is today's 123 listings divided by the 12 month average of about 33 sales per month. 262 of the 395 sales closed at $1 million or more. Seller concessions are seller paid buyer costs, such as closing costs or a rate buydown, as reported on the closed MLS record. Listing success rate is the share of listings that left the market over the past 12 months that closed rather than being cancelled or expiring: 395 closed and 240 cancelled or expired. A listing that was cancelled and relisted counts as cancelled.

What the numbers mean right now
Our read on the market, for buyers and for sellers.
Over the past 12 months, 395 homes sold in Arcadia, and 66% of them closed at $1 million or more. Today 123 are listed for sale, and 70 of those have already had a price change.
Pricing is where homes win or sit. 117 of last year's sales, or 30%, went under contract within 30 days, at about 98% of list price on average. 76, or 19%, took more than 120 days, and those closed at about 86% of their original list price on average.
If you are buying
- The typical home sold about 6% below its original list price, so there is room to negotiate on homes that have been listed a while.
- 25% of sales included a seller concession. Ask about closing costs or a rate buydown as part of your offer.
- Arcadia ranges from condos to estate homes on half acre lots, so compare a home against recent sales in the same market area and of the same type.
- Do not assume a lot has flood irrigation. Check the SRP irrigation map and the seller's disclosures for the specific parcel.
If you are selling
- Your first month matters most. Homes that sold within 30 days closed at about 98% of list price on average.
- Homes that sat more than 120 days closed at about 86% of their original list price, so pricing right at the start pays.
- Price against recent sales in your own part of Arcadia, and show how your home compares on lot size, irrigation, Camelback Mountain views, and updates.
- We can show you the exact sales we would use to price your home.
About Arcadia
Where Arcadia is, how we define it, and how it began.
Arcadia is a neighborhood at the south foot of Camelback Mountain in east Phoenix, with its eastern edge in Scottsdale. It grew from the Arcadia plat, recorded in December 1919 and laid out as small citrus orchards, according to a City of Phoenix historic survey.
Local agents usually split the area into Arcadia Proper, the large lot core east of 44th Street, Arcadia Lite to the west, and Lower Arcadia to the south. None of these names is an official boundary, and definitions differ: Wikipedia describes Arcadia as running from 44th Street to 68th Street between Camelback Road and the Arizona Canal, while the city-registered Arcadia Camelback Mountain Neighborhood Association runs from 44th Street to Invergordon Road (64th Street), where Phoenix meets Scottsdale. Arcadia, Arcadia Proper, Arcadia Lite, and Lower Arcadia are informal market names, not official boundaries. This page uses a map we drew on street centerlines and the Arizona Canal: Arcadia Lite from 32nd Street to 44th Street between Camelback Road and Indian School Road; Arcadia Proper from 44th Street to 68th Street between Camelback Road and Indian School Road, then the Arizona Canal east of 56th Street; and Lower Arcadia from 44th Street to 56th Street between Indian School Road and Thomas Road.
The 1919 plat divided the land into lots of about five acres west of 56th Street and about ten acres east of it. The Arcadia Water Company, formed that year, had laid about fifteen miles of underground concrete pipe by 1924 to bring Arizona Canal water to the groves. The land was replatted between 1926 and 1931 into tracts such as Arcadia Estates and Glencoe Highlands, and many early homes were Monterey, Pueblo, and Spanish Colonial Revival designs, according to the survey. Citrus farming gave way to ranch homes on large lots after the mid 1950s, according to Wikipedia.
