About Arcadia Proper
The original Arcadia, its lots, and what is nearby.
Arcadia Proper is the name local agents use for the heart of Arcadia, from 44th Street east to 68th Street between Camelback Road and the Arizona Canal, at the south foot of Camelback Mountain.
This is the area of the original 1919 Arcadia plat, which laid out citrus lots of about five acres west of 56th Street and about ten acres east of it, according to a City of Phoenix historic survey. Lots are still large by Phoenix standards: of the 130 homes that sold here over the past 12 months, 103 had an MLS lot size of a quarter acre or more, 49 had half an acre or more, and only 6 were townhomes, condos, or patio homes. The city-registered Arcadia Camelback Mountain Neighborhood Association covers the Phoenix side, from 44th Street to Invergordon Road (64th Street). East of 64th Street the homes are in Scottsdale. Arcadia, Arcadia Proper, Arcadia Lite, and Lower Arcadia are informal market names, not official boundaries. This page uses a map we drew on street centerlines and the Arizona Canal: Arcadia Lite from 32nd Street to 44th Street between Camelback Road and Indian School Road; Arcadia Proper from 44th Street to 68th Street between Camelback Road and Indian School Road, then the Arizona Canal east of 56th Street; and Lower Arcadia from 44th Street to 56th Street between Indian School Road and Thomas Road.
Camelback Mountain's Echo Canyon Trailhead is at 4925 E. McDonald Drive, just north of Arcadia Proper; the city notes that its lot fills from late morning on weekdays and all day on weekends in winter and spring. Arcadia High School, part of the Scottsdale Unified School District, is on Indian School Road at 4703 E. Indian School Road. Whether a lot has flood irrigation depends on the parcel, so check SRP's irrigation map and the seller's disclosures for any home you consider.
