Desert Mountain membership guide
Ownership and membership are two different decisions. Here is what the club publishes about the second one.
The short answer
Buying a home does not make you a member of Desert Mountain Club. The club says membership requires an application, review and approval, that property ownership now takes priority but does not guarantee approval, and that buyer interest has led to the likelihood of a wait list. The club does not publish initiation or dues. Seven Desert Mountain is the exception to the wait list, because every property there is deed restricted to require membership.
Everything on this page comes from the club's and the HOA's own websites, cited below and checked November 1, 2026. Terms change, so confirm with the club. Part of our Desert Mountain homes for sale guide.
What the club publishes
In the club's words, condensed.
| Topic | What the club or HOA says |
|---|---|
| Separate from the HOA | All property owners are members of the HOA, whether or not they are members of the club (club HOA page). |
| Approval required | Membership application review and approval is required; review takes about 30 days (club agent resources). |
| Not guaranteed | Approval is not guaranteed even when owning a Desert Mountain property (club agent resources). |
| Owners take priority | Property ownership now takes priority but does not guarantee approval (club agent resources). |
| Wait list | Increased buyer interest can and has resulted in the likelihood of a wait list, and the club says it limits memberships (club agent resources, membership page). |
| Pricing | Initiation, monthly dues, offerings and availability are subject to change, and may not be included in the MLS (club agent resources). |
| Amenity access | Non member real estate agents have no club amenity access to dine or tour, and the amenities can be toured only with the Membership Sales team (club agent resources). |
| Seven | Deed restricted to require membership; Full Golf, Seven Golf and Lifestyle reserved for approved Seven buyers; not subject to the wait list; issued at close of escrow (club agent resources). |
At Seven, the categories are spelled out. The Seven memberships page describes Seven Golf as including Sonoran Fitness and Spa, the seven clubhouses, 11 restaurants and grills, the trails, social clubs and the No. 7 course, with the Nicklaus courses permitted on a very limited basis as the guest of a Full Golf member, and Lifestyle as the clubhouses, restaurants and grills, trails and social clubs, with the same limited guest access to the Nicklaus courses. Both can be upgraded upon availability, according to the club.
What the club does not publish
Ask for these in writing before you commit.
- Initiation fees and dues amounts
- How many members there are
- Membership categories available to buyers outside Seven
- Transfer, resale or refund rules
- Whether membership is required to own a home outside Seven
How to approach membership when you buy
A practical order of operations.
- Ask Membership Sales for the current categories, initiation, dues and wait list status, in writing, before you write an offer. The club says these are subject to change and may not be listed in the MLS.
- Apply early. The club says application review takes about 30 days and advises starting no later than the day your contract is accepted.
- Plan your contract around the answer. The club says approval is not guaranteed, even for owners, so talk with your agent about timing and contingencies.
- At Seven, apply before any deposit. The club says Seven buyers must apply and receive an invitation to join, and a builder cannot accept a non-refundable deposit before that invitation.
- Budget for both sides: club initiation and dues if you join, plus HOA assessments, village dues, and the HOA capital reserve fee of 0.45% at purchase.

Membership questions, answered
Does buying a home in Desert Mountain include club membership?
No. Membership in Desert Mountain Club is separate from owning a home. The club says membership requires an application, review and approval, and that approval is not guaranteed even when you own a Desert Mountain property. Every owner does belong to the Desert Mountain HOA.
Is there a wait list to join Desert Mountain Club?
There can be. The club says increased buyer interest can and has resulted in the likelihood of a wait list, and that property ownership now takes priority but does not guarantee approval. Seven Desert Mountain buyers are the exception: the club says they are not subject to the wait list.
How much does Desert Mountain membership cost?
The club does not publish initiation or dues. It says initiation, monthly dues, offerings and availability are subject to change and may not be included in the MLS. Ask Membership Sales at (480) 595-4110 for current terms in writing.
Is membership required at Seven Desert Mountain?
Yes. The club says all properties in Seven Desert Mountain are deed restricted to include the requirement of membership. Buyers apply and must receive an invitation to join before a builder can accept a non-refundable deposit, choose Full Golf, Seven Golf or Lifestyle, and receive the membership at close of escrow.
How long does membership approval take?
The club's agent resources page describes a 30 day application review. Build that time into your purchase contract, and confirm current timing with the club.
What is the difference between the HOA and the club?
The Desert Mountain HOA represents all property owners and oversees security, architectural integrity and the community's infrastructure; every owner is a member. Desert Mountain Club runs the golf, clubhouses, dining and other amenities, and membership there is by application and approval.
Can I rent my Desert Mountain home to non members?
Not for short stays. An HOA resolution prohibits leasing a lot for less than 30 days to anyone who is not a member of the HOA or the club, with fines starting at $5,000. Longer leases follow the HOA's leasing rules and any village rules; the HOA asks owners to notify its office when they lease.
