Streets, golf courses, washes and street names are traced from the Desert Mountain HOA's searchable community map, accessed November 1, 2026. Village outlines are approximate: Arizona Luxury Partners drew them from the lot labels on that map, grouped by the 30 village names on the HOA's village maps page. They are not survey boundaries. The HOA's village maps are the official reference. The village searches use the same outlines, placed on the map with the lot locations in the Maricopa County Assessor's parcel records, accessed November 1, 2026, so a home right at a village edge can show up in the next village or be left out. Ask us to confirm the village for any address.

What the numbers mean right now

Cheryl's read on the market, for buyers and for sellers.

Over the past 12 months, 161 homes sold in Desert Mountain and 13% closed at $5 million or more. Today 92 are listed, from $1,385,000 to $18,000,000, and 31 of those have already had a price change. The typical sale closed about 8% below its original list price.

The pace has slowed. Homes that sold in Q3 2026 took a median of 158 days, against 70 in Q4 2025, and the median sale over the last four quarters was $2,700,000, down from $3,200,000 the year before. A median moves with the mix of homes that sell as well as with prices, so the sales that match your home matter more than the headline number.

If you are buying

  • Decide on the club first. Your membership plans shape the real cost of living here more than small differences in price.
  • Well priced homes still move fast. 24 of last year's 161 sales went under contract within 30 days, at about 97% of list price on average, so be ready to act when the right one lists.
  • Above $5 million there are about 14.9 months of supply. Homes listed a while are where the room to negotiate is.

If you are selling

  • Price for your price range, not the Desert Mountain median. The months of supply chart above shows how different each range is.
  • Your first 30 days matter most. 83 homes took more than 120 days and closed at about 85% of their original list price on average.
  • Have the village documents, recent assessments and club details ready. Buyers here are deciding on a membership too.

Beyond golf, the club lists seven clubhouses, a tennis complex with green clay, hard and grass courts, eight pickleball courts, 25 miles of private trails, and 10 restaurants and grills. Golf membership is separate from owning a home on a course.

Before you buy in Desert Mountain

Six things Cheryl walks every buyer through, from the club's and the HOA's own documents.

  1. Ownership and membership are separate. Every owner belongs to the Desert Mountain HOA. Club membership is its own application, with review and approval that the club says takes about 30 days and is not guaranteed.
  2. Plan for a possible wait list. The club says owners now take priority but approval is not guaranteed, and buyer interest has led to the likelihood of a wait list. Seven Desert Mountain is the exception, because every home there requires membership.
  3. Budget for the 0.45% fee. Buyers pay an HOA capital reserve fee of 0.45% of the purchase price on purchase agreements signed on or after March 1, 2024.
  4. HOA dues twice a year. The HOA bills assessments on January 1 and July 1, and many villages add their own dues and rules.
  5. No short stays. Leasing a home for less than 30 days to anyone who is not a member of the HOA or the club is prohibited, with fines from $5,000.
  6. Exterior changes need approval. Every change to a home's exterior, paint color included, goes through the HOA's architectural review.

Is Desert Mountain a buyer's market or a seller's market?

With 92 listings today and about 13.4 sales a month over the past year, Desert Mountain has about 6.9 months of supply, which is leaning toward buyers. It depends on price: under $3 million there are about 4.7 months of supply, and at $5 million and up about 14.9 months.

How fast do homes sell in Desert Mountain?

Homes that sold over the past 12 months spent a median of 123 days on the market and closed at a median of 94.48% of their final list price, or 91.84% of their original list price. 24 of the 161 sales went under contract within 30 days, while 83 took more than 120 days and closed at about 85% of their original list price.

Do you have to join Desert Mountain Club to buy a home there?

Outside Seven Desert Mountain, the club does not say membership is required to own a home, and every owner belongs to the Desert Mountain HOA. Buying a home does not make you a member: the club says membership requires an application, review and approval, that ownership now takes priority but does not guarantee approval, and that a wait list is likely. Every home at Seven Desert Mountain is deed restricted to require membership.

How have Desert Mountain home prices changed over the past 10 years?

The median sale price in Desert Mountain was $1,323,750 in 2016 and $3,062,500 in 2025, up 131%. So far in 2026, through November 2, 2026, the median is $2,725,000 across 139 sales.
